Your contract stipulates how much time you have to do inspections. Typically it's about 10 days. Your Realtors should have the name of 2- 3 inspectors for you to choose from. Then you and your agent have at least 3 days to request repairs. In general, the Seller will have 3 days to respond to repair requests. The inspector is looking for major issues like structural damage, not cosmetic issues like a nail pop or an upgrade.
Once requests have been made, the seller has several ways they can respond. One way is by fixing everything. Another way would be that they give YOU the money to fix everything or some of the things. A different option is for the sellers to say they will pay for some things but not all things. They could also not agree with any of the repair requests and not fix anything.
No matter what they respond, you have to decide what you want to do with their response. If you're happy, you proceed. If you're not happy with their response you can try to get them to meet you halfway with the requests, or you could opt out of the contract. At any time once any inspection has been done by a licensed professional, you can opt out of the contract. Hopefully the two parties can come to an agreement that is beneficial to all.
Once the two parties have come to an agreement, the seller has until the walk through day to complete all repairs. The seller or whoever does these repairs needs to have receipts and/or invoices that is in reference to every repair that has been done. Any warranty's or receipts should be brought to the closing and given to the people that are buying the home.
