Closing Day

Once you have past the point where the inspections and repairs have been done, you are ready to attend your closing. Remember this a happy time. Closing Day marks the end of the home buying process and the beginning of your new life in your new home. To make sure that your closing process goes smoothly you should bring the following items :

• A certified Check
• Photo ID's
• Social Security numbers
• Your Address over the past 5 years
•  Information for insurance on your new home (This info. can be given to the lender before the closing)

You should bring a certified check to the closing for closing costs and or down payment. You can make the check payable to yourself and then endorse it over to the title company at the closing. Or you could make the check payable to the title company. Your Real Estate agent should be able to give you that information ahead of time.

Now that you own it, Transfer of title moves ownership of the property from the seller to you. The 2 events that make this happen are as follows :

1.        Delivery of the Buyer's funds (This is the check or wired funds provided by your Lender, in the amount of the loan).
2.        Delivery of the Deed. A Deed is the document that transfers ownership of Real Estate. The deed names the seller and buyer, gives a legal description of the property, and contains the notarized signatures of the seller witnesses.

At the end of closing, the deed will be taken and recorded at the county clerk's office. It will be sent to you after processing.
