Inspections

Your contract stipulates how much time you have to do inspections. Typically it's about 10 days. Your Realtors should have the name of  2- 3 inspectors for you to choose from. Then you and your agent have at least 3 days to request repairs. In general, the Seller will have 3 days to respond to repair requests. The inspector is looking for major issues like structural damage, not cosmetic issues like a nail pop or an upgrade.

Once requests have been made,  the seller has several ways they can respond. One way is by fixing everything. Another way would be that they give YOU the money to fix everything or some of the things. A different option is for the sellers to say they will pay for some things but not all things. They could also not agree with any of the repair requests and not fix anything.

No matter what they respond, you have to decide what you want to do with their response. If you're happy, you proceed. If you're not happy with their response you can try to get them to meet you halfway with the requests, or you could opt out of the contract. At any time once any inspection has been done by a licensed professional, you can opt out of the contract. Hopefully the two parties can come to an agreement that is beneficial to all.

 Once the two parties have come to an agreement, the seller has until the walk through day to complete all repairs. The seller or whoever does these repairs needs to have receipts and/or invoices that is in reference to every repair that has been done. Any warranty's or receipts should be brought to the closing and given to the people that are buying the home.

How to Buy a Home with a Realtor

Just the other day our group was sharing information that would help our clients. The group includes myself, Larry Gatti, Niki Fuller, and The Hogue Group. We are all Louisville Realtors with Keller Williams. The following are some thoughts I shared with them that day;

1. Meet with a Realtor.

2. Ask your Realtor to refer you to a loan officer. If you don't have one already, be sure the loan officer knows the area in which you want to buy.

3. Get pre-approved for your loan and make sure you know how much home you can and want to buy.

4. With the help of your realtor, determine what you want and what you must have in a home.

5. Find that home.

6. Make an offer.

7. Once both sides agree on the terms of the offer, then you have a contract.

8. Deliver earnest money and start the inspection process.

9. Work with your loan officer to lock in your mortgage rate and set a closing date.

10. Make sure all necessary repairs are addressed to your satisfaction.

11. Go to the closing.

12. Get keys, garage door openers, etc.

13. Shake hands. You are now a home owner!

Closing Day

Once you have past the point where the inspections and repairs have been done, you are ready to attend your closing. Remember this a happy time. Closing Day marks the end of the home buying process and the beginning of your new life in your new home. To make sure that your closing process goes smoothly you should bring the following items :
  • A certified Check
  • Photo ID's
  • Social Security numbers
  • Your Address over the past 5 years
  •  Information for insurance on your new home (This info. can be given to the lender before the closing)

You should bring a certified check to the closing for closing costs and or down payment. You can make the check payable to yourself and then endorse it over to the title company at the closing. Or you could make the check payable to the title company. Your Real Estate agent should be able to give you that information ahead of time.

Now that you own it, Transfer of title moves ownership of the property from the seller to you. The 2 events that make this happen are as follows :
  1.        Delivery of the Buyer's funds (This is the check or wired funds provided by your Lender, in the amount of the loan).
  2.        Delivery of the Deed. A Deed is the document that transfers ownership of Real Estate. The deed names the seller and buyer, gives a legal description of the property, and contains the notarized signatures of the seller witnesses.
At the end of closing, the deed will be taken and recorded at the county clerk's office. It will be sent to you after processing.

Personal Growth



Here are some books I have reread all or in part this past year. I would like to recommend them to you now. I am in no way saying I am an expert, but a fellow student on the road of personal growth. I am going to say it this way; We teach what we need to learn most. ( I cannot remember who said it 1st but it was not me.) I was ready to hear what these books said to me.

  10. The 21 Irrefutable Laws of Leadership                          by John C. Maxwell
  11.  The Bible                                                                       by God, Jesus and people

Some of these books refer to the Universe or Higher Power. I think of all of these as GOD. Hey it’s just my thoughts you make up your own mind. The Bible mentioned last because you should save the BEST for last. The Bible is the first book on positive thinking that I've read. Faith = a positive belief. The Bible speaks often about faith and not doubting yourself. These book listed above have a common idea. Your thoughts,  faith, or mind set will take you where you believe you can go. All of those books are available in Unabridged form so you can listen while you driving but I would still buy the book.
