For Sale By Owners (Did You Know?)

Since there has been real estate for sale there has been F.S.B.O. 's  But the number of homes sold by owner has always been a small number and has been getting smaller since 2000. For example in 2003 & 2004  FSBO's accounted for 14% of home sales but in 2010 only 9% Top 3 reasons people choose to be for sale by owners.

1. Did not want to pay commission

2.  Sold home to a relative, friend or neighbor

3. Had a bad deal with or did not trust the agent that was available to them.

Three reasons to choose a Realtor like myself to help you get your home sold.

1. Realtors can sell your home faster and for more money ( Avg. number is usually 16% more than the FSBO)

2. Realtors get people to your home that has been pre-approved for a loan or have proof of funds to pay cash

3. Sellers have been employing Realtors for over 200 years. You have to believe we are doing a lot of things right.

Just look at the basic math. If I am a FSBO and I don't want to pay a professional 6-10%  I will most likely agree to sell my home for 16% less than the Realtor would have sold it. It would have taken up my time from my family, resources for ads, mortgage payments and general up keep and the uncertainty of having all the T's crossed. It will take the FSBO a lot longer to sale the home than it would a Realtor

As a Realtor I take care of the seller and here's how. I find out if we have a true buyer. I set the appointments with enough notice to you so you can arrange to do something else during the time when your home is being shown. I answer the questions that the buyers or their representatives ask without taking it personal. I advertise your home in more places than the MLS. I also guide you through the process smooth and easy.

Let me say what I am trying to say. You can decide to sale your home yourself for less money and take time away from your family and what you like to do. Or you can hire me and I will work hard to get your home sold for the most money in the quickest time frame. The numbers say that I will. Either way I wish you happiness. How are Realtors Paid?

1. The owners who sell the house pay a commission to their listing agent's broker based on a percentage of the selling price. ( example: 6% - 10% )

2. The listing broker then offers a part of the commission to the Agent's broker that brings a buyer that buys the property.  ( The commission is split equally most of the time. )

3. Once the property closes the sellers and buyers broker is paid and then the respective agents are paid.

4. Real estate agents are paid for results. The property transaction must be completed successfully or they are not paid.  Real estate agents do not receive salary, benefits, expense accounts, or company cars.

5. Real estate agents are independent contractors and have out of pocket expenses to stay in business.

6. All expenses the agent incurs belong solely to the agent and only after a successful transaction are some expenses recouped.

7. So if a Real estate agent is asked to cut their fee by 1% what they are really being asked most times is to cut their pay by 33% or more.

8. It is the real estate agents' fiduciary duty to act in the best interest of his client.  Those are words that drive my business. Rick Hogue agrees with that statement.

The Home Selling Process

Just the other day our group was sharing information that would help our clients. Our group includes myself, Larry Gatti, Niki Fuller, and Rick Hogue. We are all Louisville Realtors with Keller Williams Realty. The following  are some thoughts I shared with them that day.

The Home Selling Process is a team effort between the sellers and the seller's agent. This is the system we will use to complete the process.

1.     WE will define your goals, wants, and expectations. At this time we will discuss what is most important in selling your home. It might be time, conditions, or price.

2.     WE will determine the best price based on current market analysis. We assess the current state of the market and what comparable homes are selling at by reviewing a C.M.A. Then, we will price the home right which will give us the best chance to get your home sold.

3.     We will prepare your property so that it’s in top-selling condition.
 Most of us don’t keep our homes in top-selling condition on a day-to-day basis.  I will work with you to help you see your home through the buyer’s point of view. I will consult with you on what to repair, replace, or remove so that your home makes a great first impression.

4.     We will use our research-based 14 point marketing strategies.
 I will market your home with a diverse marketing plan that has the highest potential for bringing the most qualified buyers to your home.

5.     We will discuss showing your property
Always keep your home in top-selling condition. When you leave for work, you need to make sure your home remains in top selling condition.

6.     When we receive an offer
 When a buyer decides to purchase your home we will discuss the offer's pros and cons and decide what steps to take from that point.

7.     Negotiation is part of the deal to get a home sold.
 Most offers require some level of negotiation. We will work together to decide your parameters and I will negotiate on your behalf.

8.     Have your home appraised and inspected.
 Once we have an accepted offer, the buyers will want an inspection and most likely an appraisal. If there is a need  for certain repairs to be made on your home, we will get those done to ensure it is a Win Win.

9.     Prepare for closing.
  I will contact the title company and the buyers’ agent to ensure all necessary forms and documents are ready. We will review the closing documents and any additional forms or information to make this a smooth process.

10.    Closing
 At the closing, ownership of your property is legally transferred to the buyer. I will be present to advise you and make certain everything goes according to plan. This is the happy time! We will need you to bring an ID, and  if you need to bring anything else we will know in advance.

How to Buy a Home with a Realtor

Just the other day our group was sharing information that would help our clients. Our group includes myself , Larry Gatti, Niki Fuller( who is a buyers agent on the Heidi Fore Team), Russell Loving (from Keller Williams Highlands), and Rick Hogue. We are all Louisville Realtors with Keller Williams. The following  are some thoughts I shared with them on that day:

1. Meet with a realtor.

2. Ask your realtor to refer you to a loan officer if you don't have one already- be sure the  loan officer knows the area  in which you want to buy.

3. Get pre-approved for your loan and make sure you know how much home you can get and want to buy.

4. With the help of your realtor, determine what you want and what you must have in a home.

5. Find that home.

6. Make an offer.

7. Once both sides agree on the terms of the offer, then you have a contract.

8. Deliver earnest money and start the inspection process.

9. Work with your loan officer to lock in your mortgage rate and set a closing date.

10. Make sure all necessary repairs are addressed to your satisfaction.

11. Go to the closing.

12. Get keys, garage door openers, etc.

13. Shake  hands. You are now a home owner!
